ORDINANCE OF CITY OF SOUTH MIAMI, FLORIDA,
GRANTING A VARIANCE AS TO LOT FRONTAGE -AND
AREA REQUIREMENTS SO AS TO PERMIT CONSTRUC-
TION OF DUPLEX ON EACH OF LOTS 12 AND 13,
BLOCK 2, SUNSET VILLAS, PB 15/42
WHEREAS, RUSSELL N. ROSS, owner of the lands herein -
aftex describe, duly made an aZ"rlica*_ion for a variance as
to lot frontage and area requirements so as to permit the
construction of a duplex on each of said non- conforming lots,
and
WHEREAS, a public heari:rig' was held before "the Planning
Board on January 31;- 19`67, and a duly advertised public
..hearing was held before the City Council on February 7,
1967, and
WHEREAS, after the hear ng bf 'nterested'parties,

Boarddand being otherwise fully advised 'in the premises,
the City "Council finds that the exi` "sting zoning regulations
constitutes undue or unique hardship as to the subject
property- and that the proper `ties 'may not be used-effectively
under the existing zoning regulations;
BE IT - ORDAINED BY THE MAYOR AND CITY COUNCIL 'OF CITY
OF SOUTH MIAMI, FLORIDA:

That a variance is hereby GRANTED as to lot 'fr nt`age
and area requ'iY'ements so as to permit the construction of'a
duplex residence on each of those certain lots legally
described, as
Lots 12 and 13, Block 2 of SUNSET VILLAS,
accords` g ''to 'the Plat thereof as recorded
i in Plat Book 15 at Page 4.2 "6f the Public
Records of Dade County, Florida.

PROVIDED, HOWEVER, that in "`the event' an application''` for
building ='permit "for such purpose is not filed with the City
within 180 days from date of the passage of this ordnance,
the variance granted hereby shall become null, void arid `of
no force and effect without further action from the Council,
and the property shall revert -to its former zoning rights.
