1967-556ORDINANCE NO, 556 ORDINANCE OF CITY OF SOUTH MIAMI, FLORIDA, GRANTING VARIANCE AS TO LOT FRONTAGE AND AREA REQUIREMENTS SO AS TO PERMIT THE CONSTRUCTION OF A RESIDENCE ON NONCONFORM- ING LOT DESCRIBED AS LOT 82, UNIVERSITY PARK, PB 18/46. WHEREAS, W. F. MENDEL duly made application for a variance as to lot frontr.ge ai d` area raqui_c:.ien=rs °o as to permit the construction of a residence on a non - conforming lot as hereinafter described, and WHEREAS,,- the Planning Board of the City duly held a public hearing on said application on the 14th day of February, 1967, and WHEREAS, the City "Council, after the holding of a duly advertised public hearing and consideA% the recommendation and hearing in regulations interested parties, finds that "the existing zoning would constitute an undue hardship' the variance were not granted and 'further finds that the area in question has reviously been developed by - the building of residences on P non -c onforming`ltits and that °the proposed usage would be com- patible with the surrounding area. t NOW, THEREFORE, BE IT ORDAINED BY THE MAYOR AND CITY COUNCIL OF CITY OF SOUTH MIAMI, FLORIDA: 1. A variance is hereby GRANTED As to the lot frontage and lot area requirements so as'to permit the construction of a residence on the 'non- conforming lot legally descrbed'as, Lot 82 of UNIVERSITY -PARK according`to' the At Plat thereof as recorded in'Plat'Book 18 at Page 46 of the Public Records of'Dade County, Florida. 2. It is provided, however, that i'n'`the event an applica- :�r t on for building perm .19 not filed with�� the City >_n accord- ance herewith within- i8U`'days` from the date of the adoption of this ordinance, 'this ordinance shall become null, void and of no force and effect without further action and the property shall revert to its prior zoning rights. 3.
